The Development Team

Our development team has extensive experience in luxury residential real estate development in New England.

The Ownership represents the combination of the skills and assets of Barry Gaw and Alan W. Altman. Mr. Gaw, the founding member of Sippican Partners, LLC, has a wide range of skills in real estate development, construction management and business operations. He is also a resident of Holderness, NH. Mr. Altman, a practicing attorney, has vast experience in real estate development, business transactions and business operations. He also represents a mix of business entities and individuals in a full range of commercial and residential real estate transactions, including leasing, purchase and sale, industrial bonding issues, not-for-profit transactions, financings and workouts.

The Development & Construction Manager, Sippican Partners, LLC Manages the planning, acquisitions, development, construction administration, marketing, sales and buyer transition of the project. Mr. Barry Gaw, the managing member of Sippican Partners, LLC has been involved with the development management of over 100 development projects representing more then $450,000,000 in total project value. The Marina Operation, Riveredge Marina: Barry Gaw, Dan Eaton and Morgan Stepp manage the operating marina business. Mr. Gaw has been involved with the start up of a construction company, (2) development companies and (2) assisted living companies. Mr. Gaw is currently managing a development company and is an operating member of New Era Senior Living in charge of marketing, sales and facilities. Mr. Eaton has been involved with the New England boating industry since the early 1980's, working for several regional marina operations managing their service departments. In the 1990's Mr. Eaton established NH Mobile Marine Service, an innovative marine business which brings services to you, in addition to Tow Boat service. Mr. Stepp is a 2004 graduate of Colgate University and managed the Squam Lakes Natural Science Center tour boats for several seasons prior to joining the Riveredge team. Mr. Stepp is a local resident of Holderness and intimately familiar with the residents and the boating community of Squam Lake.

The Legal Counsel, McCormack Law advises on matters pertaining to real estate, political, business structure, financing, development, construction and disposition related legal affairs. McCormack Law has an impressive roster of past and present real estate experience.The firm has significant local and state experience in all aspects of the legal representation typical to real estate development projects. The Architect, EGA, P.C. Manages the initial planning, architectural, engineering and construction administration. EGA, P.C. is highly regarded as one of the nations leading architectural firms for senior housing. Mr. Charles Griffin and Mr. Gerry Menke will be responsible for the day to day management. The Engineers, Rist, Frost, Shumway Engineering, P.C. has been servicing clients from their office in Laconia, New Hampshire since 1972. RFS engineering services include mechanical, electrical, plumbing, fire protection, telecommunications, structural and civil / environmental engineering within a broad spectrum of architectural, educational, health care, local, state and federal government, private sector and municipal clients. RFS has approximately 50 technical and administrative personnel serving clients throughout New England. The Surveyors, Yerkes Surveying – Yerkes Surveying has been providing professional services to clients in the lakes regions for over 15 years. YS has an experienced field crew familiar with all types of land development and a modern in house technical capacity ensuring accuracy of the data transferred from the field work to the construction documents. Frank Yerkes will serve as the primary contact for the Squam River Landing project. Pete Schuawer has and will serve as a subcontractor to YS for all wetlands mapping and field diligence. ADM mapping has served as a subcontractor to YS for all aerial mapping.

The Construction Field Manager, KMAC Builders, Inc. will provide field management and to Sippican Partners, LLC for primary construction scope including the demolition, framing, siding, roofing, electrical, plumbing, painting, and flooring. KMAC Builders are located in Holderness, NH and have been in business since the earl 1980's. KMAC's has experience in residential and commercial construction and has successfully completed many projects in the Lakes Region. Kevin McBournie is the owner / operator of KMAC Builders and will be the primary contact for the Squam River Landing project.
